Crawl Space Mold in Indianapolis: Why the Vents Make It Worse in July
The foundation vents around an Indianapolis crawl space were installed to dry the space out and for about four months a year they accomplish the opposite. July air in central Indiana carries a dew point up in the seventies. The ground under your floor stays cool all year and the joists above it are being chilled from the other side by your air conditioning. Push that wet outdoor air through a vent and across those cool surfaces and it gives up its water onto the wood.
This is the defect that fills more crawl spaces in this metro than any plumbing leak ever has and almost nobody is warned about it at closing. Homeowners are usually told the opposite, which is that the vents should stay open through the summer to let the space breathe.

Why the air under the house gets wetter instead of drier
Warm air holds a great deal of water. Cool air holds much less. When humid outdoor air meets a surface colder than the temperature at which that air starts releasing its moisture, water comes out of the air and onto the surface. That is all condensation is and it happens all summer under a large share of the houses here.
A crawl space is the ideal place for it. The soil down there holds a fairly steady cool temperature all year regardless of what the thermometer says on the porch. Your floor system is cooled further from above by conditioned air in the living space. So on a still August afternoon the outdoor air being invited in through the vents is the warmest and wettest air of the day and every joist it touches is a landing pad.
The winter argument for vents is a real one, since a closed damp space in December can trap moisture with nowhere to go. The summer argument is where the reasoning breaks down, because in a humid continental climate you are ventilating with air that is wetter than what you already had. Sit under a vent in July and you can feel it: the air coming in is warm and the surface it lands on is not.
What the water lands on and what happens next
The band joist takes the first hit. It runs the whole perimeter, it sits directly in the incoming air stream and it is often the last piece of framing anyone looks at. From there the moisture moves to the underside of the subfloor, which is usually the sheet material that fails first because it is the thinnest and the most absorbent.
Fiberglass batts stuffed between the joists are the giveaway. Dry insulation stays where it was stapled. Insulation that has been soaking up condensed water for several summers gets heavy, pulls loose and hangs down out of the bays. An inspector who opens a hatch and sees insulation drooping like that already knows a good deal about the space before he goes in.
Add the small stuff that finishes the job: cardboard boxes stored directly on the dirt, an old vapor barrier torn open by whoever ran the cable line, bare soil evaporating groundwater upward day and night and duct insulation holding water against cold metal. What starts as a physics problem becomes a wood and paper problem. Paper is what mold eats first.
Which Indianapolis houses have this
The postwar ranches filling the townships east and west of the old city are the core of it. Built quickly, built low to the ground and built with vented crawls as the default, most were never given a real soil cover. The split-levels that followed in the sixties and seventies inherited the same detail with the added twist that the crawl often sits under only part of the house.
It turns up in places people do not expect either. Farmhouses that the far south side eventually surrounded sit over dirt cellars and crawl areas that predate the idea of a vapor barrier. Newer subdivisions are not immune, since builders in Greenwood and out on the west side routinely put a crawl under a bonus room or a garage-side wing while the rest of the house sits on a slab or a basement. That mixed foundation is a common source of the smell people cannot locate, because they are looking in the part of the house that has no crawl under it.
The one honest exception is a full basement that was built dry and has stayed dry. Those homes have a different set of problems and this is not one of them.
The counterintuitive fix: closing the vents
Current building practice in this climate is a sealed crawl space rather than a vented one. That means a heavy vapor barrier over the entire soil floor, run up the foundation walls and sealed at the seams, with the vents closed and the space either dehumidified or given a small supply of conditioned air so it belongs to the house rather than to the yard.
The order matters more than the method. Sealing a crawl that is still taking on liquid water traps that water under a plastic sheet and gives you a warmer, wetter problem than you started with. Grading, downspouts, a working sump and any groundwater intrusion all get fixed first. The barrier goes over ground that is already dry.
Be careful with a contractor whose first visit ends in an encapsulation quote and no explanation of where the water is coming from. A sealed crawl on top of a solved water problem is a genuinely good thing. On top of an unsolved one it is expensive plastic.
A dehumidifier down there needs a real drain or a condensate pump plumbed to somewhere sensible. A unit emptying into a bucket that nobody checks between Memorial Day and Labor Day is a machine that ran for two days in June.
What you can check yourself this weekend
Open the hatch on a hot afternoon and look at three things. Is the insulation still in the joist bays or hanging out of them. Is the plastic on the ground intact and are the seams still lapped. Is there any cardboard down there and is it soft to the touch.
Upstairs, kneel down in a back bedroom over the crawl and notice what the air is like at floor level, especially near a supply register. A damp, earthy quality that exists only at ankle height in one part of the house is a fair reason to have somebody go under and look, even with nothing visible anywhere.
Then check the vents themselves. If they are wide open in the middle of July and the ductwork below them is cold, you have found the mechanism this whole article is about.

Should I close my crawl space vents in summer?
In this climate, closing them usually helps rather than hurts, because summer air here is wetter than the air already under the house and condenses on cool joists and ducts. Closing vents is only half the job though. A sealed crawl needs a full vapor barrier over the soil and a way to control humidity. Any liquid water has to be dealt with before it is sealed.
Does crawl space mold affect the air upstairs?
Yes, more than most homeowners expect. Warm air leaves a house at the top and pulls replacement air in from the lowest openings, so a meaningful share of what you breathe in the living room came up through the floor. That is why crawl space growth shows up as a smell in a bedroom long before anybody sees anything.
Is encapsulation the answer to crawl space mold?
Only after the water is dealt with. Encapsulation controls soil moisture and humid outdoor air very well. It does nothing about a downspout dumping at the foundation, a high water table or a leaking supply line. Sealing plastic over ground that is still getting wet makes the problem worse instead of better.
