Cooling But Not Drying: Summer Humidity and Mold in Indianapolis

Somebody suggests the air conditioner is undersized, which is almost always backwards. A system that cools the house quickly and shuts off is usually too big for the job. An oversized unit is the most reliable way to end up with a cold, humid house.
An air conditioner removes water only while the coil runs long enough to condense moisture out of the air and drain it away. Short cycles never get there. The unit satisfies the thermostat in a few minutes, shuts down and the water sitting on the coil evaporates right back into the house when the fan runs again. The thermometer is happy. The wood, the drywall and the closet contents are not.

How to tell it is a humidity problem and not a temperature problem
Buy an inexpensive hygrometer and put it in the room that bothers you most. You do not need a target number to read the trend. If the temperature falls while the humidity reading barely moves, the system is cooling without drying and that is your answer.
Watch the run times as well. A unit that starts, runs for a few minutes, stops and repeats all afternoon is short-cycling. A properly matched system on a hot Indianapolis day should run long steady stretches instead. Go look at the condensate line outside or at the pump in the basement on a muggy afternoon. A system genuinely pulling water out of the house produces a real, visible trickle. Almost nothing coming out on a sticky day is a strong clue.
The other symptoms are the ones you already noticed. Doors that stick in one hallway all summer. A clammy feel in a room that reads seventy-one on the wall. Condensation on the toilet tank or on a metal window frame. A musty note that arrives a few seconds after the fan starts and then fades away.
Where the growth shows up first
Look at the coldest, stillest surfaces in the house. Supply registers and the ceiling paint in a ring around them, especially in a room that gets a lot of cold air and very little return. The back wall of a closet on an exterior corner, behind winter coats that have not moved since March. The wall behind a dresser or a headboard pushed tight against an exterior wall, where the air never circulates at all.
Then the contents. Leather shoes and belts in a closet, stored photographs, books on a bottom shelf, the underside of a mattress in a basement bedroom. These are the things people find first, usually while looking for something else in September.
None of that requires a leak. It is ordinary indoor air holding more water than the surfaces in the room can tolerate, which is the whole difference between a humidity problem and a plumbing problem. Chasing a leak that does not exist is how people spend a summer opening walls for no reason.
The Indianapolis wrinkle: your ducts run through the crawl space
In a large share of the ranches and split-levels across this metro the supply trunk and the branch runs sit under the floor in a vented crawl space. In July that means metal ducts chilled to air conditioning temperature sitting in outdoor air that is close to saturated. The insulation wrapped around them wets through from the outside, the joists directly above them stay damp and water drips onto the soil or onto the vapor barrier below.
It gets worse if the return side leaks. A return duct under negative pressure with open seams pulls crawl space air straight into the system and distributes it through every room in the house. That is the mechanism behind the very common complaint of a musty smell that arrives with the air conditioning and vanishes when it shuts off. The smell is not in the equipment. It is being imported from under the floor.
The slab version of the same problem exists in newer subdivisions out west, where flex duct runs through a hot attic instead. Different location, same physics, usually less severe because attic air is hot and dry rather than cool and wet.
What actually dries a house out
Longer run times, which usually means correctly sized equipment. Replacing a system? Ask for a load calculation on the actual house. Not a size matched to whatever was there before. Oversizing has been the default here for decades. It is the root of most of what this article describes. Two-stage or variable-speed equipment helps for the same reason: it runs longer at lower output, so the coil has time to do its second job.
A whole-house dehumidifier ducted to the return handles what the air conditioner cannot, particularly in the shoulder weeks of June and September when the house needs drying more than it needs cooling. Sealing return leaks in the crawl space is cheap by comparison and sometimes solves the smell by itself. Sealing the crawl space is the larger fix and belongs in the conversation once any liquid water is under control.
The free habits still matter. Run the bath fan through the shower and for a while afterward. Use the kitchen fan. Keep windows shut on humid nights even when the porch feels pleasant at midnight, since that pleasant air is carrying its water indoors with it. And set the thermostat fan to auto rather than on, because a fan running continuously between cycles re-evaporates the water off the coil and sends it back into the rooms you just dried.
When it is worth measuring the air
Sampling makes sense when the smell arrives with the system, nothing is visible anywhere and you want to know whether there is a real reservoir before opening up a ceiling or replacing ductwork. An indoor sample compared against outdoor air taken the same day is the only way to separate an indoor source from an ordinary late-summer spore count outside.
It is also the way to confirm a fix. If a crawl space was sealed or a return was repaired, a reading afterward tells you whether the house actually changed or whether it only smells better because the weather cooled off in October.
What it will not do is find the spot for you. Elevated counts justify opening the floor system or the duct chase. The finding still comes from somebody with a light and a moisture meter under the house.
