Why does a Zionsville walkout grow mold on the wall farthest from the daylight?
A walkout has one end open to the light and the other buried to full depth in the hill it was cut into. That buried wall is not only holding back soil. It is holding back everything draining down the slope above it, which on a wooded lot means the water shedding off a hillside worth of ground funneling into the backfill behind one wall.
The bright end of the room stays dry and comfortable in every season, so the owner reasonably concludes the basement is dry. Meanwhile the uphill wall behind the finished storage room is handling more water than any wall in a flat lot basement ever sees. Growth concentrates in that corner, behind whatever was built against it, in the part of the house that gets visited least. The first tell is often thermal rather than visible: that end of the basement stays noticeably colder than the walkout end, because a wall with saturated soil pressed to it loses heat much faster than a dry one.
What does a stone foundation near Main Street need instead?
Different sampling and different expectations. A rubble or fieldstone wall has mortar joints that were never watertight and were never meant to be, so a moisture reading anywhere on it comes back higher than a modern poured wall would. Whether it is damp is not the question, since it always is. The question is whether the damp has climbed into the wood: the sill plate resting on the stone, the joist ends set into pockets in the masonry and the underside of the first floor above them. Those are the surfaces where a surface sample tells you something worth acting on, because stone itself is a poor host and framing is a very good one.
In the village the other thing worth checking is what a previous owner did to the inside. Sealing a stone basement with waterproof paint or covering it over with foam and studs is common here. It traps the moisture inside the wall rather than stopping it. That is usually what turns a wall which was merely damp for a century into a wall assembly with a real problem inside it.
